Industrial epoxy and clear-coat floors services for Chicago buildings

Every service below is one we run with our own crews across Cook County. Pick the page that matches your building, or tell us what you have and we will walk it with you. The full service overview is on the industrial clear coat page.

Industrial clear coat

A clear epoxy or urethane over sound concrete: dust-proof, cleanable, forklift-rated, and the concrete still shows.

Pigmented epoxy systems

Solid-color epoxy with a urethane topcoat where chemical resistance, washdown or a brighter floor is the point.

Warehouse epoxy systems

Full-slab systems for distribution floors, phased by aisle so racking stays loaded.

Shop floor painting

Machine shops and maintenance bays coated between shifts, with oil-contaminated concrete prepped properly first.

5S floor markings

Color zones, aisle lines and hazard markings that survive forklift traffic instead of peeling in a month.

Industrial floor waterproofing

Wash bays, process areas and mezzanines waterproofed under the finish coat.

Working in Chicago

Chicago industrial slabs have history: decades of forklift traffic, oil near the machines, salt at the docks, and repairs in three different materials. A floor system that lasts here is mostly preparation: diamond grinding or shot blasting, joint and spall repair, oil extraction, and a moisture test before a primer is chosen.

Release is the other constraint. We build the schedule around your production: a holiday shutdown for the whole slab, a bay per weekend, or nights with morning cure. The plan is written into the estimate so the plant manager knows exactly which floor is out on which day.

  • Phased schedules by floor, bay or elevation, with a written sequence you sign off on
  • Night and weekend crews where a space cannot close
  • Containment, floor protection and ventilation set up before the first gallon opens
  • One foreman on site every day who answers to you

What industrial floor coating costs in Chicago, and what changes the number

An industrial floor system is priced on what the slab needs before the first coat goes down and on how the plant can release the floor. A clean, sound slab we can close for a weekend is one price; an oil-soaked shop floor released one bay per night is another.

  • Slab prep: diamond grinding or shot blasting, joint and spall repair, oil extraction
  • Moisture and contamination: tested first, primed accordingly
  • System build: clear coat, pigmented epoxy, urethane topcoat, anti-slip broadcast
  • Release plan: shutdown, phased by bay, or night shifts with morning cure

Questions Chicago building owners ask us

Clear coat or a pigmented epoxy system?

Clear coat where the slab is sound and you want dust control, cleanability and the concrete look. Pigmented epoxy with a urethane topcoat where the floor is stained or patched, where chemicals or washdown are involved, or where color zones and light reflection matter.

How do you prep an oily shop floor?

Oil extraction, degreasing and then diamond grinding or shot blasting. Oil that is only washed will lift the coating.

How long until forklifts are back on the floor?

Full cure is typically three to seven days depending on the system and temperature. Fast-cure urethanes and phasing by bay keep the plant moving in the meantime.

Do you test for moisture?

Every time. Slab moisture is the leading cause of coating failure and it is avoidable with a moisture-tolerant primer, but only if it is found first.

Do you do 5S floor markings?

Yes. Zones, aisles and hazard lines laid out with your safety lead and sealed under the topcoat so they outlast tape and paint.
