Working in Chicago
A Chicago repaint is rarely an empty building. It is a loading dock on Goose Island that cannot close, an office floor in the West Loop with people at their desks, a storefront on Milwaukee Avenue with customers walking in. We plan the job around that from the first walk-through.
The city adds its own logistics: alley access for lifts, public-way permits for sidewalk and lane closures, loading-zone timing, and masonry that has been through a hundred freeze-thaw winters. Our estimators have worked all of it, and the permits are part of our scope, not yours.
- Phased schedules by floor, bay or elevation, with a written sequence you sign off on
- Night and weekend crews where a space cannot close
- Containment, floor protection and ventilation set up before the first gallon opens
- One foreman on site every day who answers to you

Square footage matters less than most owners expect. The price of a commercial repaint is driven by access, prep and schedule: how high the work is, what the old coating is doing, and how many hours the building can give us.
- Access: lifts versus ladders, alley clearance, sidewalk and lane closures
- Prep: pressure washing, failing-coating removal, sealant and masonry repair
- Schedule: daytime versus night and weekend crews, phasing across tenants
- Coating system: standard acrylic, elastomeric, epoxy or urethane, chosen for the substrate and exposure

Questions Chicago building owners ask us
Can you paint while the building stays open?
Yes. Most of our Chicago work is in occupied buildings. We phase by floor, elevation or bay, run night and weekend shifts where a space cannot close, and set up containment and ventilation so the rest of the building is unaffected.
Do you handle City of Chicago permits and lane or sidewalk closures?
Yes. Public-way permits for lifts on sidewalks and alleys, and any lane closures the work needs, are pulled by Allied and included in the written scope.
How long does an exterior repaint take?
A single-story masonry or metal building usually runs one to two weeks including prep and cure. Multi-story, EIFS or precast exteriors with sealant repair run longer. Your written scope includes the day count and the sequence.
What season can you paint exteriors in Chicago?
Most exterior coatings need surface temperatures above about 50°F to apply and cure, which puts the Chicago exterior season roughly from April into October. Interior, ceiling and floor work runs year round, and winter is when we schedule a lot of it.
Are your painters employees or subcontractors?
Employees. Every painter on a Chicago job works for Allied, under a foreman who is on site every day and answers to you.
