Working in Chicago
Chicago commercial floors work hard: salt and slush tracked in for five months, forklifts in the back, mop water in the kitchen, customers in the front. A coating that survives that starts with the concrete. We grind, test for moisture, repair joints and spalls, and choose the system for the traffic, not the catalog.
Downtime is the other half of a Chicago floor job. We plan the return-to-service window with you, work nights where a business cannot close, and phase larger floors so part of the space is always open.
- Phased schedules by floor, bay or elevation, with a written sequence you sign off on
- Night and weekend crews where a space cannot close
- Containment, floor protection and ventilation set up before the first gallon opens
- One foreman on site every day who answers to you

A floor coating is mostly a preparation job. The concrete decides the price: how it was finished, what has soaked into it, whether it has moisture coming up from below, and how many hours the space can be closed while the coats cure.
- Concrete condition: grinding, crack and joint repair, oil and stain removal
- Moisture: a slab test up front, and a vapor barrier primer if it needs one
- System: clear sealer, pigmented epoxy, or epoxy plus urethane topcoat
- Cure time: overnight recoats and a return-to-service window we plan with you

Questions Chicago building owners ask us
How long is the floor out of service?
Typically two to four days for a standard epoxy system including prep, with foot traffic the next morning after the final coat and wheeled traffic after full cure. Fast-cure systems can shorten that where the schedule demands it.
Do you test the concrete for moisture?
Yes, before we quote a system. Moisture from below is the most common reason a floor coating fails, and it is avoidable with the right primer.
Can you coat a commercial kitchen floor?
Yes, with a chemical- and heat-resistant system and a slip-resistant broadcast, scheduled between service days.
Clear coat or pigmented epoxy?
Clear where the polished-concrete look is wanted and the slab is in good shape; pigmented where the floor is stained, patched or needs color zones and brighter light reflection.
Do you do line striping and 5S zones?
Yes, laid out with your safety lead and applied under a topcoat so the lines last.
